Percolation tests: what they are and why you need one

If you are installing or replacing a septic system, the percolation test is the single measurement everything else depends on. It decides whether a septic tank is viable on your property at all — and if it is, how large and how expensive the drainage field has to be.

It is also the step people most often want to skip, and the one that most reliably causes trouble when they do.

What it actually measures

A percolation test measures how fast your soil absorbs water.

The method is straightforward. A hole is dug to the depth the drainage field will sit at. It is pre-soaked so the ground starts in a realistic condition rather than bone dry. Then it is filled with water and timed as the level falls, usually over a defined drop.

The result is expressed as a Vp value — seconds per millimetre of drop. That single number feeds into the drainage-field sizing calculation in British Standard BS 6297.

Why it decides the whole design

Soil that drains too slowly cannot take the effluent. It backs up, or it surfaces over the field.

Soil that drains too quickly — fissured rock, very coarse gravel — is a different problem, and a less obvious one. Effluent passes through before the soil has finished treating it, reaching groundwater partially treated. That is a pollution risk, not a nuisance, and it is taken seriously.

Broadly, a Vp between roughly 15 and 100 seconds per mm is workable. Outside that band, a conventional drainage field is usually not the answer.

What it costs, and what it governs

A standalone percolation test typically runs to a few hundred pounds, and it is often bundled into a wider site assessment when you are getting an installation priced.

Set that against what it decides: a drainage field is usually £3,500–£7,000, and its size — therefore its cost — comes directly from the test result. Poorly draining ground needs a larger field, more excavation, more stone and more pipe. See the full cost picture.

This is also why nobody can give you a firm quote for a new system before the test. A quote issued without one is guessing at the largest variable in the job.

If the test fails

A poor result is not the end of the project. It usually means a septic tank with a drainage field is the wrong system for that ground, and the alternatives come into play:

  • A sewage treatment plant, which produces effluent clean enough to discharge to a watercourse where one is available — see septic tank vs sewage treatment plant.
  • A different position on the plot, if there is somewhere with better ground and enough distance from boundaries, buildings and water sources.

Timing matters more than people expect

Test in winter or early spring, when the water table is at its highest.

A test run during a dry summer can produce a comfortable result that simply does not hold in February — and February is when a drainage field is under the most stress. A field sized on optimistic summer figures is a field that surfaces in winter.

If you are buying a rural property and the seller offers a percolation result from a dry August, treat it as indicative rather than settled.
